As a real estate investor and agent, I’ve seen time and time again where sellers have tried to increase the value of their home with costly kitchens, granite counter tops, custom cabinets, and more only to break even or lose money! I’m here to guide you to the most cost effective upgrades, making sure you are spending less money, while getting the highest return on your money and efforts by effectively increasing the value of your home with smart improvements.

Tip #1 – Updated Flooring

One of the biggest concerns for home buyers can be flooring, and having new flooring installed can make all the difference. New floors look and feel move in ready, while also putting buyers at ease. New flooring will also put you ahead of the game, as those walking through the home will have one less thing to worry about.

Tip #2 – Fresh Paint

Exterior paint is a great way to improve the exterior look and protect your investment. Peeling or chipped paint can be concerning for potential buyers, who may want their offer accepted but are put off by these issues – luckily this problem doesn’t need professional help! Additionally, interior house paint makes the home smell like new construction, feel clean, and feel move in ready. New paint can completely change the visual appeal of the home, and can be done yourself.

Tip #3 – Landscaping

Landscaping can be done yourself with minimal expense, and is a great way to improve your home’s curb appeal. A well-landscaped yard or garden can enhance the appearance of your home and provide a pleasing outdoor space for you and potential buyers to enjoy.

Tip #4 – Staging & Decluttering

A staged space typically shows better than an empty space. Beds, couches, and tables all stage the space for what it’s meant for, and staged homes typically sell faster than homes that are completely empty.

When you declutter your home, it will be picture perfect and ready for the market. A decluttered home is more appealing to potential buyers, so it’s worth taking the time to do it right.

Tip #5 – Deep Cleaning

Doing a deep clean can mean the difference between turning someone away and making an offer. You’ll be able to do this in just one weekend, ensuring that your home smells fresh and clean for potential buyers! When the home is fresh and clean, buyers will see how much care you put into your home, and it will help them feel like they can live in your home. The cleaner the home, the better it smells, the better it looks, and the more likely you are to get an offer.
