The housing market is difficult to predict. The best thing we can do is look back at past data to see trends and gauge where real estate values are going. This is influenced by the number of homes for sale, how fast buyers are buying up real estate inventory, and outside influences like interest rates, government policy, and employment opportunities.
The long and short of it is that while values have stabilized (good for buyers), interest rates have gone up substantially (bad for buyers). Overall affordability for everything including Roseburg Oregon real estate has become more difficult.
Because values have stabilized, sellers who own Roseburg real estate are in a good position and many hold a good amount of equity. The catch is that if you sell, you’re losing your sub 3% interest rate and replacing it with a 7%+ interest rate. That’s hard for anyone to stomach!
